Capital 1’s objective of achieving continued double digit leveraged returns through its investment in real estate is realized by acquiring condos and other real estate assets through bulk purchases. Further, given that Capital 1’s funds have a longer investment horizon than most real estate investment funds, it is uniquely positioned to structure creative, flexible, longer-life investments that conform to the specific requirements of developers, real estate clubs or brokers.
While the company is currently primarily focusing on bulk purchases of preconstruction condos and other real estate assets, it has complete discretion over the funds it invests and is able to commit to and close transactions quickly. Potential bulk purchase investments generally meet the investment criteria identified below; however, exceptions are made for compelling real estate opportunities with a unique attribute that creates exceptional returns and value.

Garden style condominiums, high-rise condominium, town homes, single family homes, land lots, marina slips, hotel condominiums, retail condominiums, medical condominiums, office condominiums, warehouse and/or industrial condominiums.
Geographical Areas
All major centers in the United States, Canada, Mexico, the Caribbean, Latin American countries and Europe. Selective countries in Asia and the Middle East will also be considered on a case-by-case basis.
Size of Investment
Typical investment ranging from $500,000 to $40,000,000. Larger transactions will be considered on a case-by-case basis.
Investment Term
Generally speaking, short term (from 6 to 24 months) and long term (from 24 months +) holding periods are considered on a case-by-case basis.
